Arete Park Nové Mesto has expanded with a new hall for almost EUR 12 million

Nové Mesto nad Váhom / Prague, 3 June 2019 – Arete Invest, a fast-growing Czech fund focusing on investments in real estate, obtained the occupancy permit for a new hall in its Slovak industrial and logistics site in Nové Mesto nad Váhom in May. This investment into a new central warehouse for the Central and Eastern Europe region for the Factcool group, an international network of internet fashion stores controlled by the HB Reavis group, reached almost EUR 12 million. The new warehouse, in which Factcool will operate from June, offers 17 300 m2 of storage area. Together with the construction of the new hall, the infrastructure of the whole Nové Mesto site was also expanded, meaning 49 000 m2 is now prepared for further immediate construction. “The Slovak market is strategic for the further development of our fund. After the acquisitions we made here in the past two years, we have started down the road of our own development. We completed the new storage hall for Factcool on time, without exceeding the budget and at the required level of quality. This shows we also understand how to expand our real estate portfolio through our own construction efforts. This is important for us because we are an active investment fund, and this is how we are succeeding in significantly increasing value for our investors,” said Lubor Svoboda, co-founder and chairperson of the administrative board of the Arete Invest fund. “We chose Arete Park Nové Mesto as the centre for our further expansion because of its fantastic location. The locality is unique thanks to workforce availability as well as access to the motorway network. Our new central warehouse in addition reflects all the modern trends in industrial real estate,” says Jan Skopeček, director of FC ecom, s.r.o. in the Factcool group. The Factcool group will operate in the new, modern warehouse by the D1 motorway in Nové Mesto nad Váhom from 1 June, and will gradually consolidate its operations for the Central and Eastern Europe market to this locality. Construction of the building was commenced last July. With an area of 17 300 m2 the hall offers a usable storage height of up to 17.3 metres. The lease contract has been concluded for 10 years from the completion of the hall. The new tenant will create over 100 jobs in the park. Arete Park Nové Mesto is to expand further Demand for storage and production spaces in Slovakia is showing stable growth, and in the Nové Mesto na Váhom region the leasable space vacancy rate is actually significantly lower than in the rest of the country. Arete Park Nové Mesto therefore now has another 49 000 m2 of space with a building permit, ready for immediate construction. All the necessary infrastructure for new buildings was also built together with the construction of the hall for Factcool. “Talks are already under way with other tenants who could occupy the remaining free areas for construction,” said Tomáš Novotný, member of the investment committee of the Arete Invest CEE II Sub-fund responsible for asset management. The site at Nové Mesto nad Váhom was purchased by the Arete Invest fund from Prologis two years ago. The financial value of this transaction ranked it among the largest real estate transactions of 2017 in the industrial sector in Slovakia. The completed part of the site is 100% leased by C&A, Raben Logistics and Vetropak Nemšová with an average lease duration of 5.3 years, a unique value for a purely logistics locality.

Arete Invest, the fast-growing Czech fund specialising in property investments, launched the construction of another hall at its Slovak industrial and logistics site in Nové Mesto nad Váhom in July. Its investment into the new central warehouse for Central and Eastern Europe for the Factcool group, an international chain of internet fashion shops, amounts to 11 million EUR. It will provide jobs for more than 100 people. The new warehouse will be opened in April next year and, covering an area of 16 500 m2, will offer over 60 000 m2 of storage space due to its multi-level storage system. Preparations are also under way to further expand the Nové Mesto site. “For our fund and our investors, who expect above-standard yields, the Slovak market is a favourable investment destination. Besides expanding the Arete Park Nové Mesto, we are also negotiating concerning the construction of two completely new sites worth 15 million EUR and are planning further acquisitions here, too,” said Lubor Svoboda, co-founder and chairman of the Arete Invest fund management board. “Our agreement with the Factcool group confirms the strategic position of Arete Park Nové Mesto nad Váhom. Factcool will be operating from this highly important site for a minimum of ten years. The completed part of the site is 100% leased to the companies C&A, Raben Logistics and Vetropak Nemšová, with an average lease length of 5.3 years, a unique figure in what is a purely logistics area. Demand for storage and production premises is rising steadily in Slovakia. Besides the increase in rent prices, this is also apparent in the very low vacancy rates in leasable premises, currently at a mere four percent, and as low as approximately one percent in the Nové Mesto nad Váhom microregion. Besides its existing work, Arete Invest is preparing to further expand its Arete Park by approximately 31 000 m2. The aim of the Arete Invest fund is to actively manage all the properties in its portfolio and also to increase their value, through expanding tenants, extending lease contracts, strengthening relations with tenants and using previously vacant land for future construction projects. The Nové Mesto site is part of the portfolio of the currently open Arete Invest CEE II sub-fund. The estimated value of the assets managed by this sub-fund during the anticipated five-year investment cycle is 200 million EUR. The sub-fund strives to ensure that investors’ funds enjoy an appreciation rate of up to 11 % per year, while as much as 6 % per year comprises money paid out on a quarterly basis. Current profitability far exceeds these stated figures.

Arete Invest will build a new warehouse in Slovakia for growing online brand

A local Real Estate Fund Arete Invest will build an international warehouse for Factcool e-shop in Slovakia in Nové Mesto nad Váhom. E-commerce investors of Factcool is Ivan Chrenko, who also owns the developer group HB Reavis. The investment in the construction of the new warehouse complex will reach a quarter billion crowns. C&A extends the contract in Arete Park in Slovakia

C&A prolonged the lease agreement in the Arete Park in Nové Mesto nad Váhom. The company Arete Invest has bought a park from Prologis in 2017 where C&A signed a contract for another five years. The purchase was one of the largest in the Slovak market. Arete Invest has started restructuring its complex in Nové Mesto nad Váhom

The Arete Invest Real Estate Fund has started the long-planned restructuring of its industrial and logistics complex ARETE PARK NOVÉ MESTO in Slovakia. In the first stage, it will introduce 19,000 m2 of warehouse space to the market. In the second stage, it is planning the construction of new capacities with a floor area of up to 30,000 m2.  “ We want to find new tenants for one of the existing halls. Our financial models figure in an increase in the revenues from leasing and a risk diversification in the form of smaller lease units. We want to take advantage of the trend of a high year-on-year growth of the prices for leasing logistics premises, which is approximately 10 % year-on-year in Slovakia. We have already purchased a complex with this plan,” says Tomáš Novotný, Head of Asset Management at Arete Invest. According to him, the demand for warehouse and production space has been steadily growing in Slovakia. In addition to the growth in rent, this is manifested also in a very high occupancy rate of leasable space (only 2.3 % is available). Furthermore, demand exceeds supply by more than double in the microregion of Nové Mesto nad Váhom. “The part of restructuring is also a negotiation on prolongation of a lease agreement with current major tenant of the complex, C&A clothing chain. Given the boom in the Slovak market, which is currently more attractive than the Czech market to real estate investors, we expect an increase in the revenues from leasing. Therefore, this step should be good news for our investors. We will commence the construction of new capacities depending on the current demand,” concludes Tomáš Novotný.
